The sand hotel in Oss, and the engineering that keeps it standing
A Dutch sculpture festival built rooms out of compacted sand and let people sleep in them. CNN noticed. The organiser was already fully booked.

In September 2015, Jos de Ruig, the organiser of the sand sculpture festival in Oss, found himself being telephoned by international travel media. CNN had written about his sand hotel. So had The Telegraph and The New York Times.
“How is it that CNN suddenly pays attention to the Zandhotel? We wonder that too,” he told Omroep Brabant, the regional broadcaster for Noord-Brabant. He had not pitched anyone. “It is as if all the international media are diving on it at the moment. We did not even chase it.”
Enquiries came from travel magazines and hotel people in Sweden, Poland and Russia. What did not come was additional business. “We have been fully booked for a while, so it is not that the attention suddenly fills rooms.” The publicity was welcome for the festival. It was not commercially decisive.
What the thing actually is
The Zandhotel in Oss is described as one of the first sand hotels in the world, and it operates alongside the town’s Zandsculpturenfestival. The proposition is simple enough to state and much harder to deliver: rooms sculpted from sand, which guests sleep in.
The detail that carried in the international coverage was the amenity list. The rooms were reported to have electricity, running water and toilets, which is what moved the story out of the novelty column and into travel sections. A sculpture you can photograph is a festival exhibit. A sculpture with plumbing is a building.
Why sand stands up, and for how long
The physics is the same physics every child discovers at a beach, applied at a scale where getting it wrong has consequences.
Dry sand has no cohesion. Pile it up and it forms a cone at its angle of repose, and that is all it will ever do. Add water and the behaviour changes completely: films of water between grains create surface-tension bridges that resist grains sliding past one another, so damp sand holds a vertical face that dry sand cannot.
Sculpting sand at building scale adds mechanical compaction to that effect. Sand is confined in forms and compacted hard, which increases the number and area of grain contacts, and the resulting mass behaves less like a heap and more like a very weak, very brittle stone. It has usable compressive strength and effectively no tensile strength, which dictates the architecture: thick walls, arches rather than lintels, no slender elements, generous section everywhere.
Three constraints follow, and they explain most of what a sand structure looks like.
It must stay damp. Drying is failure. This is a large part of why the format works in a Dutch summer and would be hopeless somewhere hot and arid.
It must shed rain. Water passing through is what holds the mass together; water running down a face carves it away. Surfaces get sealed and profiled to move rain off rather than across.
It is temporary by design. Nobody is trying to make this permanent. The structure exists for a season, and the maintenance regime assumes continuous minor repair rather than durability.
The part that makes it interesting
Set against the amount of attention it received, the Zandhotel is a small operation attached to a regional festival in a town of modest size. It went round the world because it sits at the junction of two things people find hard to hold together: a material associated with impermanence and children’s play, and the full apparatus of a night’s accommodation.
The organiser’s own reaction is the most telling part of the record. He was fully booked before CNN arrived, and remained fully booked afterwards. The international interest was not a marketing success. It was a small, well-run local thing being briefly reclassified as content.
The festival economics underneath it
A sand hotel is not a hotel business. It is an attraction attached to a festival, and that distinction explains most of its behaviour.
A conventional hotel amortises a building over decades and competes on price and location. A structure that must be rebuilt every season has no capital to amortise and no incentive to compete on price, because its capacity is tiny and its scarcity is the product. Being fully booked well in advance, as the Oss operation was, is the expected state rather than a sign of success.
That also explains the indifference to the international coverage. When capacity is already sold, publicity does not convert into revenue. What it converts into is attention for the surrounding event, the Zandsculpturenfestival, which is the actual commercial entity and which does have capacity to fill.
Regional festivals of this kind live or die on the ability to generate one thing each year that travels beyond the region. The sand hotel is that thing, and its value to the organisers is measured in coverage rather than in room nights, which is precisely what the organiser said when asked.

Because of moisture. Water between grains creates surface-tension bridges that hold them in place, which is the same effect that lets a child build a sandcastle with damp sand and not with dry. Mechanically compacting the sand increases grain contact and makes the effect much stronger.
Did the international coverage help business?
Not in the way you would expect. The organiser told Omroep Brabant the hotel had already been fully booked for some time, so the CNN and New York Times attention brought publicity rather than bookings.
